RE: Christina Estates at Baker Hill Escrow Account Reduction

Dear Mr. Corcoran:

Plan Reference: Definitive Subdivision entitled Christina Estates at Baker Hill, Hingham, MA, prepared by Coler and Colantonio, Engineers and Scientists, 101 Accord Park Drive, Norwell, MA 02061 for Intoccia Construction, dated March 25, 1999, consisting of 71 Sheets, and revised thru April 26, 2012, as amended.

CERTIFICATE OF ACTION


I, William C. Ramsey, Acting Chairman of the Hingham Planning Board, certify that at a regularly scheduled meeting of the Planning Board on March 13, 2017, the Board VOTED:

1. To APPROVE the request to reduce the Cost to Complete for Performance Escrow account (#8714) for Phase I of the Christina Estates at Baker Hill subdivision by:

a. $1,500 for Parking Spaces (plan not filed), and,
b. $4,500 for item 14. Prepare plans per COA,

thus reducing the Cost to Complete from $80,000 to $73,000.

2. To APPROVE the request to reduce the Cost to Complete for Performance Escrow account (#8707) for Phase II of the Christina Estates at Baker Hill subdivision by $620 for “Walking Trails” with the following condition:

• No funds shall be released until signed documentation is received indicating that the applicant has advised the Homeowners Association that they have completed the walking trail maintenance, and it is now the responsibility of the Homeowners Association.

3. To APPROVE the request to reduce the Cost to Complete for Performance Escrow account (#8714) for Phase I of the Christina Estates at Baker Hill subdivision by $5,520 for “Wood chips on walking trails” with the following condition:

• No funds shall be released until signed documentation is received indicating that the applicant has advised the Homeowners Association that they have completed the walking trail maintenance, and it is now the responsibility of the Homeowners Association.
