Re: 901 Main Street Preliminary Subdivision
Plan Reference: "PRELIMINARY SUBDIVISION COVER SHEET 901 MAIN STREET
HINGHAM, MA", prepared by James Engineering, Inc., 1272 Main Street,
Unit A3, Hanson, Mass. 02341, dated June 20, 2015, consisting of five
(5) sheets for Gerry Rankin, 5 Triphammer Road, Hingham, MA 02043,
("Applicant").
Project Background
The proposed 901 Main Street Preliminary Subdivision plan is for the
construction of a minor residential roadway with a five lot subdivision,
including four (4) residential lots and one drainage lot on a total of
12.72 acres on property known as 895-901 Main Street. The application
was filed on June 26, 2015 and the Planning Board held a hearing on
July 20, 2015. A portion of land will be split off and deeded to the
neighbor, the existing house on the property is expected to stay, and
three additional residential lots and one drainage lot will be created.
Two waivers will be requested as part of the Definitive Subdivision.
CERTIFICATE OF ACTION
I, Sarah H. Corey, Chairman of the Hingham Planning Board, certify
that at a regularly scheduled meeting on July 20, 2015, the Board voted
to APPROVE the Preliminary Subdivision Plans for 901 Main Street, dated
June 20, revised to July 6, received and date stamped on July 20, as
presented with the following conditions:
1. This approval is preliminary only, and does not constitute approval of a subdivision of land.
2. The Applicant shall show the street tree easement and proposed street trees on the Definitive Plan.
3. Prior to the submission of a Definitive Plan, the Applicant shall
seek all necessary approvals from the Hingham Conservation Commission,
and Board of Health.
4. Prior to the submission of a Definitive Plan the Applicant shall
conduct all necessary traffic studies to confirm the sufficiency of site
distances and stopping distances at the intersection of the driveway
and Main Street.
5. Applicant will minimize the impact to the existing grades and
Main Street streetscape and fit the proposed layout and design to the
natural contours of the land by using the minimum intervention in
choosing driveway location.
